The Waters at Okauchee Lake is a new 10-unit high quality condominium that Renner Architects is building on a 1.4-acre parcel with about 350-feet of frontage on Okauchee Lake. There will be one 1-bedoom unit (which has been pre-sold), three 2-bedroom units, and six 3-bedroom units. All the units have fabulous lake views. All the units are one level, i.e. there are no stairways inside the units. All the units are accessed by an elevator. Landscaping is extensive to say the least and the natural woods near the bridge to the west will remain intact.
Renner Architects has built most of the high quality condominiums in Milwaukee’s Historic Third Ward and downtown Milwaukee including the BreakWater, the Harbor Front/Hansen’s Landing, and The Waterfront.
All the ground floor units will have a 12-foot deep x approximately 45-foot wide terrace overviewing Okauchee Lake. All the upper floor units will have an 18-foot wide x 12-foot deep deck overviewing Okauchee Lake. All the decks will have a drainage system so that if liquid is spilled on a deck it does not go down to the deck below. The deck and terrace surfaces will be natural Ipe wood from Brazil which will be pressure washed and sealed by the condo association every year.
Each condominium will have a private heated oversized 22-foot wide x 25-foot deep 2-car garage on the basement level of the project where you can park your vehicles and then take the elevator up to your unit. The garages are deep enough to accommodate a lot of storage. Unit buyers will have the option of purchasing a separate third parking spot with a separate storage locker. There will be an entrance drive off the east end of the building off of Point Comfort Drive. Guest parking is accommodated by 10 open air parking spaces in front of the building.
Each unit will have its own permanent boat slip. Unit owners will be able to access the boat slips by taking the elevator down to a level below the garage and taking a tunnel to the boathouse, which will essentially be used as boat related storage lockers. The roof of the boathouse will be a common use deck perched right over the water. The structure to the boat slips will be galvanized steel framework that rests upon 8” piles driven into the bottom of the lake. The boat slip decking will be Ipe wood from Brazil.
The basic structure of the building is concrete. All the walls that separate units will be 10” thick concrete. All the floors that separate units will be 12” thick precast hollow core concrete with an approximately 2” concrete topping – essentially 14” of concrete, acoustic separation that is as good as it gets.
Every unit features a large kitchen that includes a breakfast bar surrounding the kitchen prep area accommodating the way people want to live and eat in this day and age. Every unit is designed to accommodate a large living room theater set up. Each bedroom has its own bathroom. There is a long list of other unique features of the interior of these units that are itemized on the isometric drawings.
The interior character of the units can be described as “Lake Country.” All the units will feature heavy timber ceilings and high quality rustic maple doors, wood trim and floors - check out the gallery. Interior lighting is extensive and flexible allowing owners to focus lighting on artwork and create a very warm and exotic interior feel.
The heating and cooling systems within the units will be variable air which is very quiet and very comfortable. Kitchen exhaust fans will be ducted to the exterior. The entire building will be fully sprinkled for fire protection.
The plan is to demolish the building and improve the waterfront and rough grade the site during the end of 2020 and construct the project in 2021 for fall occupancy.
The Waters design features a large arched steel and glass awning over the project entry. The exterior is a combination stained shiplap white cedar, rustic limestone, and a stepped cornice. All the exterior metal parts will be galvanized steel.

The project is perched on top of a hill overlooking Okauchee Lake in the Town of Oconomowoc. It is about 30-minutes west of downtown Milwaukee. It is in walking distance to the Town of Oconomowoc Center with several retail, eating and drinking establishments close by.
Okauchee Lake is located just north of Hwy 16 a few miles east of Oconomowoc. Okauchee is known to be the most social lake in Lake Country. It has 27-miles of shoreline and multiple places to eat and drink.
